Dear Homeowners, 

The AC Committee would like to kindly highlight and clarify a few items that could be easily overlooked or confusing during the painting project. We would like to minimize the number of corrections a homeowner might be required to perform as a result of non-conformance to the painting guidelines (attached).  

  1.  If you choose to paint your garage doors the approved accent color in lieu of the field color, the approved accent color is: Sherwin Williams SW9171 Felted Wool.  The three trim colors are not approved colors to be painted on the garage. 
  2. Please ensure that your painter will be painting all stucco, ironwork, and trim.  This includes stucco behind security ironwork, tops of walls, ironwork that is faded/rusting,  etc.  Ironwork needs to be evaluated to ensure the metal is in good condition and not rusted or deteriorated.  If ironwork paint is faded, or the metal is rusted, deteriorated, or damaged (i.e. deformed, not properly attached to walls, etc.) you will be asked to have it painted, removed or fixed. 
  3. Please be mindful of any plants/wall hangings which could obstruct walls from being properly painted.  The AC committee recommends trimming back any plantings that will be difficult for the painters to get behind in order to properly paint the walls, and temporary removal of wall hangings should be discussed with your approved painter to determine who will be removing these items for proper painting of the walls. 
  4. Should you want to paint your home an accent color where no accent color was prior to painting, or have concerns about elements of your home that might not clearly conform to the painting guidelines, please submit an Architectural Modification Request form (attached) for these items for the AC Committee to take under consideration. 

A friendly reminder that you have until April 30, 2022 to complete painting of your unit.  The Architectural committee completed a community walk this weekend and will be conducting another next month to monitor progress and be available for questions.  Please reach out to us or Heywood if you need additional clarifications.

We have some community trees being trimmed this month and have the community common areas scheduled for paint mid-February.  Signs will be posted prior to pool closure.
